This 5-bedroom villa is rented exclusively as a whole in peak season, making it ideal for families and groups who value privacy, comfort, and space.

Booking & Payment

• Prices are based on season

• A booking is confirmed once the required payment is received

• The remaining payment must be paid 30 days before arrival

• Albufeira Municipality charges a mandatory tourist tax of €2 per person, per night (ages 13+), for a maximum of 7 nights. It applies exclusively to stays occurring during the high season from April 1 to October 31. This tax is not included in your booking total and will be requested before check-in.

• The lead guest must be 28 years or older

We offer two seasonal price levels:

• Peak Season (summer & high-demand periods)

• Off-Peak Season (spring, autumn & winter)

• Check-in: From 3:00 PM*

• Check-out: By 11:00 AM*

• Wi-Fi: Details provided on arrival

• Late check-in after 23:00 (11pm) may incur a €40 fee.

• Children 2 years old and over should be included in the guest count when booking.

• Cleaning Services & fees – If you require additional cleaning and/or change of linen/towels ,during your stay this can be provided at an additional cost of €49/€89

• Guests always have exclusive use of the entire villa, garden, and pool. The villa, gardens, terraces, and swimming pool are for the exclusive use of our guests. The owners reside discreetly in a separate private apartment with an independent entrance, ensuring complete privacy while remaining nearby should you need anything.

• To keep the property looking its best, occasional light outdoor maintenance (such as sweeping or pool checks) may take place in the morning. We keep this brief and always respect our guests' privacy.

Before Check-out

Before leaving, we kindly ask you to:

• Wash or start the dishwasher

• Remove food from the fridge

• Take out rubbish

• Turn off AC and lights in all the rooms

• Lock doors and windows

• No need to strip the beds.

• Leave all towels in the bathroom

• Return keys as instructed

Changes to Bookings

• Date changes are subject to availability

• Price differences may apply if dates fall into a different season

Security Deposit

• A refundable security deposit of will be required.

• Returned within 7 days after check-out, provided no damage has occurred

• Entire villa: €1000

• Private room: €300

Failure to comply with the following rules may result in partial or total deduction of the security deposit:

• Damage caused by misuse or negligence.

• Smoking inside the property.

• Presence of guests not included in the reservation.

• Parties, excessive noise or breach of quiet hours between 23:00 and 07:00.

• Security call-out due to excessive noise, removal or attempted tampering with the decibel meter.

• Incorrect use of the parasol and awning, which must be closed, when not in use.

• Failure to comply with check-out time, which is 11:00 by default.

• An extra cleaning fee will be charged if the house is left with excessive dirt and/or excessive rubbish on the property.

• Lost keys.

• Use of glass objects in the swimming pool, where applicable.

The amenities provided upon arrival are not replenished during the stay. Access to the house is conditional upon completing online check-in, blocking the security deposit and paying the tourist tax.
